How it works

Area = length × width. Multiply each room size by how many rooms are that size, then add any other finished area. Finished, above-grade living area is what listings typically report; garages, basements, and unfinished space are usually counted separately.

How do I calculate the square footage of a house?

Measure each room at its widest points, multiply length by width, and add the areas together. For repeating room sizes, multiply one room's area by the number of rooms. This calculator does that math for you.

What counts as living area?

Finished, above-grade space that is heated and usable is generally counted as living area. Garages, unfinished basements, attics, and outbuildings are usually excluded or reported separately. Confirm the method used by your listing and appraiser.

Why does square footage matter when selling?

Price per square foot is a common comparison, and buyers and appraisers rely on accurate measurements. Overstating or understating area can cause pricing problems or appraisal issues later.

Should I measure inside or outside?

Most listing measurements use interior room dimensions summed by floor. Some methods use exterior dimensions. The key is to use one consistent method and disclose it.
