How do I calculate my net proceeds from selling a house?

Subtract everything you owe and pay from the sale price: your mortgage payoff, agent commission, seller closing costs, any concessions you agreed to, and other selling costs. The remainder is your estimated net proceeds.

What costs come out of the sale price?

The mortgage payoff, agent compensation, seller closing costs (such as title, transfer tax, escrow and recording fees), negotiated concessions, and any prep or moving costs you choose to include.

Are net proceeds the same as profit?

No. Net proceeds are the cash you receive at closing. Profit is net proceeds minus your original purchase price and capital improvements — see the home sale profit calculator.

Is this taxable?

Net proceeds are not the same as taxable gain. Gain is calculated from the sale price, selling costs and your adjusted basis, and may be partly or fully excluded under IRC Section 121. See the capital gains calculator.
