How it works

Commission = sale price × rate. This page shows the listing side and the buyer-agent side separately because, since the 2024 practice changes, buyer-agent compensation is negotiated separately from the listing agreement. Real estate commissions are not set by law and are fully negotiable.

How is realtor commission calculated?

Commission is a percentage of the sale price. Multiply the sale price by the listing-side rate and by the buyer-side rate, then add them. This calculator does exactly that and shows each side separately.

Is realtor commission set by law?

No. Real estate commissions are not set by law or by any government schedule and are fully negotiable. There is no official government dataset of average commission rates.

What changed in 2024?

Following the NAR settlement practice changes effective August 17, 2024, offers of buyer-agent compensation are no longer published on the MLS, and buyers typically sign a written agreement with their agent before touring a home.

Who pays the commission?

Traditionally the seller paid the listing broker, who then shared compensation with the buyer's broker. Since the 2024 changes, buyer-agent compensation is negotiated separately. See our who-pays reference for the full breakdown.
