Home Equity Calculator
Estimate your equity: home value minus your mortgage balance and any other liens.
Estimates only — your contract, lender's disclosure and tax situation govern. List With Agent is not a real estate brokerage. How it works
Equity = home value − mortgage balance − other liens. Equity percentage = equity / home value. A lender's valuation may differ from the value you enter, and selling costs and payoff amounts reduce the cash you actually receive.
Frequently asked questions
How is home equity calculated?
Subtract everything you owe on the home, including your mortgage balance and any other liens, from the home's value. The remainder is your equity.
Can equity be negative?
Yes. If the loans secured by the home exceed its value, the home has negative equity, which can make selling harder without bringing cash to closing.
Does equity equal my cash if I sell?
No. Selling costs, agent compensation, concessions, and prorations reduce the cash you receive. Use the home sale proceeds calculator to estimate net proceeds.
