How it works

Seller total = transfer tax (price × rate) + other seller costs + credit to buyer. Buyer total = loan origination (loan × rate) + third-party costs and prepaids − seller credit. The combined figure is the total transaction cost. Every line is editable because who pays what varies by state and contract.

Who pays closing costs, the buyer or the seller?

Both usually pay some. Sellers commonly pay title insurance, transfer taxes and recording, escrow or settlement fees, and prorated property taxes; buyers commonly pay loan costs, appraisal, and prepaid items. Responsibility varies by state and contract.

How much are closing costs?

Can the seller pay some of the buyer's costs?

Yes. That is a seller concession or credit. It reduces the buyer's cash needed and the seller's net proceeds, and it is negotiated in the contract.
